When is the rent payable?
One calendar months rental is payable in advance upon signing the tenancy agreement and prior to moving in. From then on rent is payable monthly in advance. Rent can only be paid via a standing order to the managers of Clockmakers Court – Suttons Estate Agents or Brian Holt Estate Agents
How much is the rent ?
The rent, as a guideline, is in the region of £685 to £825 a month depending upon the apartment chosen.
What’s the minimum rental period?
For new tenants the first rental period is usually 6 months, afterwards upon mutual agreement that can be extended to 12, 18 or 24 months.
Which ways can I pay my rent?
That must be paid by Standing Order directly to Suttons Estate Agents or to Brian Holt Estate Agents who are fully managing the letting of these apartments.
Application Process and Costs?
The application process is very easy and is straight forward; simply telephone or email Sutton Estate Agents or Brian Holt Estate Agents and they will guide you through the application process that will involve mandatory security checks etc.
How much is the security deposit?
There is a security deposit equal to 2 months’ rent. This is fully refundable at the end of the tenancy agreement providing that the apartment (and contents) are left in the same condition it was in when you started your tenancy. Your deposit is not handed to the landlord and is held in a bonded account under the DPS – Deposit Protection Service
How much are the utility bills?
Each flat is insulated to the very latest standards and features the latest double glazing and has a very economical heating system. Although we can’t yet state how much each Apartment will cost to run we have minimised the running costs as much as possible.
Is SKY, TV and Broadband reception available?
Each apartment is pre-hard-wired via one central Satellite Feed to a communal satellite dish (and a standard ariel) on the roof and each apartment is also pre-wired with phone lines to a central location in the communal meter box downstairs that also houses each of the 5 individual electric meters.
It is up to each tenant, upon moving in, to choose his/her provider for TV and Broadband, and Telephone and to set up individual accounts for the chosen facility.
In the case of broadband there is a Superfast Broadband Fibre service to the property. BT Infinity have suggested speeds of up to 80 mbps. Virgin state that up to 300 mbps is available.

What happens when I want to move out?
When you want to move out simply notify Suttons Estate Agents or Brian Holt Estate Agents in writing giving one months’ notice. You will then be sent a tenant leaving form or it can be downloaded from our website. Two weeks before you move out the Apartment will be inspected and advice given on any remedial work that may be required. The apartment will then be inspected on your day of leaving and providing everything has been adhered to on the tenant leaving form and there is no damage or unacceptable early wear then your refundable security deposit will be returned to you in full within 7 working days. During the last month of your tenancy you must allow us access to show prospective new tenants around.
Can I smoke in the Apartment?
Smoking is not permitted in any of the Apartments or on the staircase or in the communal area.
What’s included in the fully furnished Apartment?
The Apartments are fully furnished to an exceptionally high standard with expensive modern styled oak furniture and of course you can view them to see the contents. Amongst items included are the following:
Kitchen with fully integrated Cooker, Ceramic Hob, Fridge/Freezer, Washing Machine/Dryer, Dishwasher etc. There are also Pots & Pans, Large Screen 4K TV, Cupboards, Cooking Utensils, Microwave, Plates, Cups, Cutlery, DVD/Blu-ray Player, Curtains, Settee, Double Bed, Lights & Lamps, Table, Chairs, Pictures, Toaster & Kettle, Bedside cabinets, Mats etc.

The Apartments do not have parking spaces but parking is available in the adjacent street(s).
Security?
For safety and security all of the apartments are fitted with highly secure doors and windows.
There is also a 3 camera CCTV system monitoring and recording data from the communal entrance hall, the external shared amenity area, and the rear walkway. Images are stored for a three month period before being destroyed.
In addition each flat is fitted with a colour camera door entry system so tenants can view visitors before allowing access to the flats.
Finally there is also two separate burglar alarms.

Management Of The Apartments
The apartments are fully managed for us by Suttons Estate Agents and Brian Holt Estate Agents. They are responsible for arranging viewings, collecting rent, and conducting periodic checks on the apartments. They can be contacted at all times with any issues that you have - however small - and will arrange for any necessary repairs to be done for you. Including within the rent is the servicing of the apartments by way of cleaning of the communal areas, entrance ways, stairs, landings, outside amenity area and cleaning of the outside of the windows.
